Stock Plans vs. Custom Design: The Real Cost Comparison

I've designed more than 300 homes in 20 years. The single most common conversation I have on an introductory call goes something like this:

"We've been looking at house plans online for six months. We found a few we like, but the floor plans always have rooms that are too small, or the layout is wrong, or we love the exterior but the interior doesn't work for our family. We don't really know what to do next."

If that sounds familiar, this article is written for you.

The question underneath that frustration is almost always about cost. You've seen plans on Houseplans.com or Architectural Designs for $1,500. You've heard that a local architect could cost $80,000 or more. The space in between is where almost everyone gets stuck, and where almost no one will tell you the honest truth about what those numbers actually mean.

Here's the breakdown.

The $1,500 stock plan is real. The $1,500 total is not.

A stock plan from one of the big sites — Houseplans.com, Architectural Designs, The House Designers, Monster House Plans, Eplans — really does sell for between $1,000 and $3,000. That part is accurate.

What's missing from that number is everything you need to actually build the house.

A stock plan you buy online typically includes the floor plan, the exterior elevations from one or two sides, and a basic foundation and framing plan. Many advertise that they "comply with code." The fine print is more complicated than that.

A stock plan often does not include a complete electrical plan with switches, outlets, and lighting locations sized to current code. It does not include a complete plumbing layout for your jurisdiction. It doesn't include an HVAC layout. It does not include adaptation to your specific lot — orientation, grade, setbacks. And it does not include any modifications you want to make.

On the structural side, the nuance matters. The 2024 International Residential Code has different requirements for different soil bearing capacities, regional wind loads, snow loads where applicable, and the lumber species your local mills actually stock. A beam spec'd in Southern Yellow Pine — the dominant framing species across the South — may not be readily available, or may need to be re-sized, in regions where Douglas Fir-Larch or Spruce-Pine-Fir is what local lumberyards carry. "Code compliant" for the place the plan was drawn isn't the same as "code compliant for your specific site." Generic stock-plan framing is frequently either overkill (you're paying for more beam than you need) or undersized (your jurisdiction won't accept it without a stamped local redesign). There is no one-size-fits-all in structural engineering.

Each of the missing items is a separate vendor, a separate fee, and a separate coordination problem.

Here's what those add-ons actually cost, in 2025–2026 dollars:

  • Site adaptation (orient to your lot, foundation tweaks): $500–$1,500

  • Structural engineering for your state, stamped by local engineer: $2–$5+ per SF (~$8,000–$20,000+ for a 4,000 SF home)

  • Mechanical/HVAC design: $800–$2,500

  • Electrical and lighting plan: $800–$2,500

  • Plumbing layout: $500–$1,500

  • Plan modifications — minor (move a wall, change a window): $200–$850 each

  • Plan modifications — major (foundation changes, exterior changes, room additions): $1,000–$10,000+

The big stock-plan sites are clear about this when you read carefully. Houseplans.com's own modification guide warns that altering a plan can cost as much as buying the plan itself. America's Best House Plans publishes a chart showing average modifications run $450 to $850 each. If you have four modifications you want, you're at $1,800–$3,400 on changes alone.

So the actual total for the stock plan path, on a typical 4,000 SF custom build:

  • Plan: ~$1,500

  • All the engineering and design work above: ~$10,500–$28,000+

  • Modifications, if you want any (and most families want several): ~$1,000–$10,000

  • Real-world total: $13,000 to $39,500+.

Not $1,500. The headline price on the website is roughly ten to twenty-five times smaller than what it actually costs to make a stock plan buildable for your specific project.

What this looks like in real life

A couple I worked with several years ago bought a stock plan from one of the big online plan farms — the listed designer was based in Mississippi, with no knowledge of the couple's lot or the building department they'd be submitting to — for around $2,500. They spent another $3,000 on modifications: moving rooms, shrinking some, enlarging others, adding closets, expanding the garage, adjusting the roofline.

When they submitted the modified plans to the City of Peoria, the city rejected them. The plans were missing items on Peoria's new home plan review checklist.

The couple ended up hiring a local licensed architect for $15,000 to address the deficiencies. They then hired a structural engineer for $10,000 to do the engineering work for their specific site and jurisdiction. By the time they were through permitting, they'd spent more than $30,000, and roughly $5,500 of that was on stock plans and modifications they couldn't use.

They told me afterward they wished they'd just hired an architect at the beginning.

The local architect path: why it costs what it costs

The other end of the spectrum is hiring a residential architect through the traditional AIA model. The fees are well documented and have been stable for a long time.

Architect fees for new custom homes run 8 percent to 15 percent of total construction cost in most of the country, with 10 percent being a common midpoint for a full-service residential commission. Independent fee references that compile state government fee schedules and decades of architectural billing records put the range in the same place, and they rank single-family homes as the most complex project type an architect takes on, which is part of why the percentage sits where it does. That fee usually includes design, construction documents, and some level of construction administration — site visits, RFI responses, contractor coordination during the build.

The math on a representative project:

  • $900,000 total construction cost

  • 10 percent architect fee = $90,000

  • 12 percent architect fee = $108,000

Those are common numbers for a generalist local architect designing a custom home for you. It's also, frankly, why so many families I talk to have already crossed local architects off their list before they call me. One of the things I hear constantly:

"We reached out to a local architect but he wanted an arm and a leg and didn't really seem to be listening to what we wanted."

Both halves of that sentence matter. The fee is real. The frustration about not being heard is real too, and it's a function of the model. A generalist local architect designs an office building on Monday, a retail tenant fit-out on Tuesday, an addition on Wednesday, your house on Thursday. They're learning the farmhouse vocabulary on your project. You're paying for that learning curve. That isn't a moral failing on the architect's part. It's a business model mismatch.

There's also the question of what's actually in their fee. Even at 10 percent, some local architects exclude structural engineering, MEP design, and lighting design, meaning you're paying $90,000 for the architecture and another $10,000–$20,000 for the engineering vendors. The all-in cost can reach $100,000–$125,000.

For some families, that's the right call. If you want extensive construction administration, a fully bespoke design with no stylistic anchor, or a complicated site that demands creative problem-solving, a full-service local architect earns the fee.

For most farmhouse projects I see, the family is overpaying for services they don't actually need, and underpaying — in attention and specialization — on the services that matter most.

The American Farmhouse Design Co. model: what we charge, and what's in it

I'll put real numbers on the page. Our fees are public for a reason: we'd rather attract the right clients and repel the wrong ones than play coy.

The Visioning phase: $5,000 to $7,500.

This is where I start with every client. Over six to eight weeks, I work directly with you and your spouse (both of you, every meeting) through a programming process to develop a basic floor plan and 3D massing model for your home. By the end you have a realistic square footage, an amenity list grounded in how your family actually lives, and a visual representation of the home you've been trying to find online. Many clients, particularly those building in jurisdictions with relaxed permitting requirements, find the Visioning phase is all they need. About a third of our projects end here.

Full design and plan package: $8 per square foot, all in.

For families who want the complete documentation package, our total fee is $8 per square foot of conditioned space. That's $8 total, including the structural engineering done by a licensed engineer in your build state. We coordinate the engineer; you don't have to find or manage one.

For a representative 4,000 SF single-story modern farmhouse:

Visioning phase: $6,000

Phase 2 (full plans): $26,000

Total fee: $32,000

That $32,000 includes:

  • The complete Visioning deliverables

  • Refined floor plan and four exterior elevations

  • Building sections and wall sections

  • Foundation plan, framing plan, roof plan

  • Reflected ceiling plans and a full electrical and lighting plan

  • Mechanical and plumbing layouts

  • Door and window schedules

  • Structural engineering stamped for your state (not available in all areas — our engineering firm is currently licensed in 28 states)

  • Engineering coordination — we manage the engineer, you don't

What it doesn't include: interior finish selection (we recommend an interior designer for this), on-site construction administration (we offer a paid email and Zoom support package for the build phase as an add-on), and specialty engineering or site design such as geotechnical, civil, or septic engineering (which is best handled by a local engineer).

The math you're actually deciding

Let me put the three paths side by side, on the same representative project: a 4,000 SF single-story modern farmhouse with a $900,000 construction budget.

A few observations on what this table actually shows.

The first path has the lowest cost on paper, but it carries the highest coordination risk. You function as your own project manager across multiple vendors who have no contractual relationship to each other, on the most expensive purchase of your life. If the structural engineer flags a problem with the framing plan, you have to figure out who fixes it and who pays. The lowest fee on this list is also the path that produces the most change orders during construction, which I'll get to next.

The second path delivers a fully custom outcome, but pays for a process that wasn't designed around your specific style. The generalist architect's fee compensates for time spent learning, time spent on construction administration you may or may not need, and overhead from running a full architectural practice.

The third path — American Farmhouse Design Co. — is roughly one-third the cost of the generalist architect while delivering the same depth of design work, in a specialization refined across 300 prior projects. The reason we can charge less is the same reason a cardiologist charges less than a general surgeon for the same valve replacement: we do this one thing repeatedly, and we've gotten efficient at it.

On a $900,000 build, the $32,000 design fee is 3.6 percent of total project cost. That's not the part of your budget to economize on. That's the part of the budget that determines whether the other 96.4 percent gets spent well.

The hidden cost stock plans never show you: change orders

Every prospective client I talk to has heard a change-order horror story from a friend, a relative, or a neighbor. Most have heard several.

A change order is what happens when a decision wasn't made before construction started, and the builder needs an answer in the middle of the build to keep moving. Each one carries three costs: the actual scope change, the time delay while the team waits for the decision, and the cascading impact on every trade scheduled after.

Here's a real-feeling example. The plans don't specify the exact window head height in the great room. The builder frames at 8'-0", because that's standard. The homeowner, walking through the framed space, realizes the windows look too low against the 12-foot ceilings they paid extra for. They want them raised to 9'-6". The window order was already placed; those windows need to be returned (15 percent restocking fee) or kept and resold by the builder. New windows take six weeks to manufacture and ship. The framers are mid-trim now; the trim carpenter is mid-job at the next house. By the time the new windows arrive, the trim carpenter has moved on to a job in another county and isn't available for three weeks. The painter, who was scheduled to start after trim, loses their slot.

Total impact of one missing dimension: $4,200 in window costs, $1,800 in lost trim labor, three weeks of schedule delay, and roughly $8,000 in carrying cost on the construction loan.

This is what families mean when they tell me:

"Our biggest worry is the build going off the rails with change orders."

The cheap path almost guarantees this happens repeatedly. A stock plan with a draftsman doing modifications and three separate engineers means there are dozens of places where dimensions, details, and decisions aren't fully specified. Each one becomes a question during construction, and each question is a candidate for a change order.

A complete, coordinated plan set drawn by one firm that controls the architecture, the MEP, and the engineering coordination has fewer of these gaps. Not zero, but a fraction. From our projects: clients who complete full Phase 2 documentation typically see change orders totaling 2 to 4 percent of construction cost. Industry experience on stock-plan or partial-documentation projects routinely lands at 8 to 15 percent.

On a $900,000 build, the difference between a 3 percent change-order rate and a 10 percent change-order rate is $63,000. That single number, on a single project, is roughly twice our entire design fee.

When stock plans actually are the right call

I should say this directly: stock plans are not bad. They are appropriate for certain projects.

If you're building a smaller home (under 2,500 SF), on a simple flat lot, in a jurisdiction with permissive permitting, with a budget under $500,000, with no special-purpose rooms beyond the standard kitchen-bath-bedroom package, and you find a plan that fits your needs at 90 percent or better — a stock plan plus light modifications plus a local structural engineer is a reasonable path. You'll spend $5,000 to $10,000 all-in and end up with a buildable house. There is no shame in that path.

We are not your designers if that's your project. We'd really rather tell you that than take your money.

The family we serve well is different. They have land of a half-acre or more, often two acres or more. They have a construction budget of $800,000 or higher. They want a single-story farmhouse with rooms that fit how their family actually lives — a mudroom that holds five sets of cleats, a pantry that swallows a Costco run, a primary suite that breathes, real homework space for three kids. They've already looked at the stock plans and concluded the plans don't exist that hit both their look and their program. They're tired of looking. They're ready to commission someone to design exactly what they want.
